We bill against milestones: permits pulled, framing complete, rough-in passed, drywall closed, final walkthrough. If we haven't done the work yet, you haven't paid for it yet.

Under-promised timelines

If our internal estimate says two months, we tell you three. That's not padding to protect us — it's room for the things that actually happen on real jobsites. When they happen inside our buffer, your date doesn't move. When they don't, you get your space back early.

The come-back-and-fix policy

No renovation finishes with zero punch-list items. What separates a contractor worth hiring is what happens when you call about one. A warranty callback isn't a new invoice — we come back and fix it, no charge, because the job isn't done until it's done right in your house.
